July 2026 Market Overview
July brought the deepest inventory in at least four years, along with a noticeable split between the middle of the market and the top end. Active listings reached 301, up 27.5% year-over-year and the highest level in the four-year record. Meanwhile, 57 homes closed, down from June’s 66 and 26.0% below July 2025’s unusually strong 77 closings.
Pricing showed two different stories. The median closed price rose 6.8% from June to $450,000 and was essentially flat compared with July 2025, suggesting continued strength in the middle of the market. At the same time, the average closed price fell to $458,946, down 8.2% from June and 11.3% year-over-year, making July the lowest average-price month of 2026. That divergence suggests the upper end of the market was quieter while mid-market activity remained comparatively firm.
Months of inventory climbed from 4.3 in June to 5.3 in July, giving buyers the deepest selection seen in at least four years. Even so, correctly priced homes continue to perform well, with the close-to-list ratio improving to 98.2%. Year to date, 348 homes have closed, 5.5% ahead of the 330 closings recorded through July 2025.
The market continues to reward realistic pricing: inventory is at a four-year high, but correctly priced homes are still closing at 98.2% of list price.
